Has anyone ever done it? I get these spam e-mail all the time about refinancing on line to get good rates.I've nerer done it.

don't do it...
If you are in the market to refinance your home, go to your bank & eeal with them directly. Brokers don't lend money, they go to banks too. Eliminate the middleman and control your destiny...

your name then goes into a database, then you get about 20 guys like me calling you to refi, because the vendor then sell your info to loan officers like myself for about $25 a lead....it's not a bad lead source for most of us, but I just wanted to let you know the deal.
or, you could alleviate the nonsense, and save me $25, and just call me (shameless self promotion).

No never i did it. I was asking if any 1 has done it? I refied last year. Just seeing if any1 has done it online that's all.

too many factors involve to answer your question right now, but we have covered this in the many topics on refi.
Both Broker and Banker have their advantages. The Banker doesn't have to show their Yield Spread Premium (YSP), so guess who that benefits? hint: not the consumer. The YSP is the Bankers friend and is the reason for the "No Closing Cost" ads.
The Banker can give you an answer much quicker...
If you get turn down by the bank (not qualify for their programs), the banker can't help you anymore. The Mortgage Broker, however, can continue to shop your loan until he finds a Lender for the loan.

When I was trying to obtain financing for my home I originally went thru a broker
he got me a loan where I was going to pay 13% interest.I was like W.T.F then I went to my bank (The Bank of America) not only did I have to put no money down but they payed the closing cost and my rate is only 6,75% fixed. Always check with your banker first you just might get a better deal.

or greedy. would they get more out of it w the higher interest? I'm a naif in this whole thing, but i always wondered.

no, incompetent in that the broker obviously had a "A" paper deal and was shopping it to the subprime market.
also, there was some greed involved.
