    Post financial (credit report) help needed

    well, i know some people around here know what's up with credit so maybe you can help me.

    right now i'm lookin' to move in to a new apartment. most places are asking for a credit report. mine is not the greatest, but i did find an error that i just corrected with citibank. they said i owed them $376 for the last 5 years.

    today they took that off their records and said that this will be reflected on my credit report in the next 30-90 days. unfortunately, i need to move sooner than that.

    is there anything i can do to get my credit report updated sooner than that?

    No, but a $376 collection paid or unpaid is going to have little effect on you getting or not getting that apartment. As a landlord, I would be looking at your income to debt ratio and late pays more so than ONE collection, especially for such a small amount. As long as that's all you have to worry about, don't sweat it......JMJ

    If for some crazy reason the collection DOES become an issue, have the creditor fax over a letter stating that the collection has been paid.......JMJ

    good idea. thanks!

    unfortunately, that wasn't the only thing wrong with my credit, but i figure every little bit helps. i'm on track now with my finances, but i am making up for lost time when i wasn't. i have 1 credit card with alot of late payments and it's way over the credit limit:(

    but hopefully, they will consider my current landlord's referral and the fact that i have had the same decent paying job for the last 4 years.

    thanks for the advice.

    Sometimes offering a large deposit to be returned in a year is an option. As long as you show that you have a decent job, and you are willing to pay a larger than required security deposit - you should be alright.

    true, but don't offer the large deposit if you don't have to, as for your credit report your correspondence should reflect not only that it was paid but that it was in error, but like j said, for such a small amount its not that crucial

    Get confirmation from Citi that A) it was an error and 2) it has been satisfied. Do this regardless of your situation in finding an apartment. It may be taken off in 60-90 days and it may not.

    I am a real estate broker here in NY and I know about this shit. I know plenty of landlords that hold on to deposits illegally. DO NOT POST ADD"L DEPOSITS IF YOU DON"T HAVE TO!!!! I recommend offering add'l months rent if it comes down to it. Add'l month's deposit should be the absolute last straw.

    Good luck and stay up on your credit. That shit can haunt you for the rest of your life!! Try not to live beyond your means which I know can be difficult!!

    Just have the letter stating that it is an error and that will suffice. If you can prove mistakes in your credit report, most people will overlook them. Keep all paperwork at hand.

    I just moved into a new apartment over the weekend. According to the leasing office they are looking for a few key items:

    evictions
    recent bankruptcy
    debt to income ratio (that is where a security deposit comes in) the ratio is 30% of your monthly gross income towards rent. Some places will go up to 40% when calculating.

    If your Moveing in Chicago, the Bottom line is not what you owe or who you havent paid, its if you have a judgement on you from a land-lord or property owner...eviction's, etc.
    And if you paid them off, there should be a satifaction of Judgment place on your report saying that you paid it off.
    Everything else we realy dont care for.

    also what you can do is this, send a letter asking for you credit report
    not score.. and when that come to your house.. you call them up and fight what's on your report.. ( i did it.. a few years ago.. it took time but trust me
    i had a lot of stuff wipe away).and what will happen is this.. the credit company will send letters to all of companies, that have report bad things on your report.. and if those companies don't get back with them in 30 days.. they will wipe it off your report.. i know you will need it done fast.. but when you do move into your apartment.. i would do this fast as possible.. and also to make it quick and easy.. draw the same letter and make copies.. of them.. and just keep sending letters to fight anything that you see on your report
