    Question regarding How to get a Home "short sell" or "forclosure list

    I have been trying to get one of these lists forever. How does one get one from the bank or mortgage company?
    We are in the market for a home and we are working with an agent but they seem to be leary of getting us this list. any advice? what about you lil Ray

    Go to your local real estate companies....not Mortgage broker or banker...

    also, what you could do is find folks who might be in distressed with their mortgage (either in foreclosure or over 90 day late) and want to sell and get out. Then speak to a mortgage broker and a real estate broker and see if they can work out a short sale with the sellers bank, with you buying the house....this has it's benefits in that you are getting the home before it goes into real wear and tear, and you might get the house for way cheaper than if it goes on some list.

    Short sales can be complicated and if not handled correctly, can cause a whole lot of problems....be careful. Buying a home that has been foreclosed can also be a headache, because most of the time you have to dump 15K-30K renovating it back to how you (more importantly, your lady) want it.

    If you are looking to purchase a home, just go about it the regular route...go out and look in the neighborhood you like. You can always use public records(the courts) to find out which homes in the area you like is in foreclosure or about to go into foreclosure...old fashion leg work.
